Payment must be made prior to the landlord running the prospective applicant application. On termination date, the tenant(s) shall move out by 3:00 pm, leaving the unit clean and in condition to be occupied by the new in-coming tenant(s)

A landlord may increase the rent if at least 12 months have passed since the last rent increase or since a new tenant moved into the rental unit. The landlord must give the tenant this notice at least 90 days before the date of the rent increase.

Ontario law allows landlords to collect first and last month's rent before move-in. If your unit has a fob or key entry, a key deposit might be required (usually $20 per key). No additional deposits are required.

Rent is due on or before the 1st day of each month. You are welcome to pay early. If you schedule recurring rent payments by e-transfer, we recommend setting them to send at least two days before the 1st.Please note that banks do not send out e-transfers on weekends or statutory holidays. This delay occurs on the tenant’s banking side, not ours. If the 1st falls on a weekend or holiday and your bank does not process the transfer that day, your rent may be received late.Scheduling payments in advance ensures your rent arrives on time.

Rent is due in full on the first day of each month. If you do not pay your rent in full on the first of the month, the landlord may issue you a formal notice to end the tenancy for non-payment of rent, as permitted under the Ontario Residential Tenancies Act.Paying rent late can put your tenancy at risk, so it is important to ensure rent is paid on time each month.

During the lease signing, you agreed that email would be the primary method of communication between the landlord and the tenant. As part of the lease, you acknowledged and signed that all notices may be delivered electronically by email to both the landlord and the tenant. This means that any official notices related to your tenancy will be considered properly served when they are sent to your email address on file. It is your responsibility to regularly check your email to ensure you receive and review all communications and notices in a timely manner.

We accept e-transfers, direct bank deposits, cheques, and other ways to pay your rent.Payment instructions are provided after your application approval.

Yes, upon request.Email us if you need a rent receipt or invoice for your records.

It depends on the property. The details are provided to you during the initial showing and leasing process.

A landlord may increase the rent if at least 12 months have passed since the last rent increase or since a new tenant moved into the rental unit. The landlord must give the tenant this notice at least 90 days before the date of the rent increase.

Last month’s rent is applied to the actual last month that you live in the unit, not to the last month of the lease term.If you continue living in the property after the initial lease term (for example, on a month-to-month basis), you must continue paying rent each month as usual. Once you provide proper notice to end your tenancy, your last month’s rent deposit will then be applied to your final month of occupancy.

Under Ontario regulations, the landlord is required to pay interest on the last month’s rent deposit. However, in most cases, this interest is automatically applied to offset any lawful rent increase. If your rent increases in accordance with the Residential Tenancies Act, the interest earned on your last month’s rent deposit is used to cover all or part of that increase. As a result, no separate interest payment is made to the tenant.
